KVBE in Leiria: How We Turned a 1,100m² Postal Warehouse Into a Five-Star Suite Fitness Club
When NiT recently published its feature on KVBE with the headline “It looks like a luxury hotel: this new gym sits inside a former postal warehouse”, several friends and fellow operators messaged me asking how long it took to conceive a space like this. The truth is that building a gym is not new to me—I have lived and breathed club operations for over a decade as the founder of Koolfitness (see Koolfitness on Google) in Nazaré. What is completely new is the architectural and operational thesis we built at KVBE · Suite Fitness Club in Leiria alongside my co-founder David Gil.
For years, the Portuguese fitness market was split into an artificial binary. On one side, you had low-cost mass chains cramming 4,000 to 6,000 swipe-cards into noisy rooms where you wait twenty minutes for a cable pulley and never speak to a coach. On the other side, you had tiny 80-square-meter personal training studios with great attention but severely limited equipment and zero recovery infrastructure. When David Gil and I started sketching what would become KVBE, we knew Leiria was ready for a third category altogether: a 1,100-square-meter Suite Fitness Club governed by a single operational rule—“Less noise, more focus.”
From a Correos Express Warehouse to a Five-Star “Second Home”
The story of KVBE began in Nazaré. David Gil and I are both from Nazaré, and we first met when David was training as a member at the gym where I worked as director. Between training sessions and long conversations about hospitality, biomechanics, and business execution, we realized we shared an identical frustration with how commercial gyms treat their members after the initial sign-up. We didn’t want to build another turnstile factory. We wanted to build a club that felt like checking into a five-star boutique hotel—not out of vanity or ostentation, but because aesthetic calm, acoustic control, and spatial comfort directly improve how consistently you train and recover.
When we walked into a 1,100 m² former Correos Express postal warehouse at Rua do Pinhal Cordeiro in Santa Eufémia, Leiria (view KVBE on Google Maps and explore the club photos), we immediately saw the raw volumetric potential. Industrial warehouses give you ceiling height, structural span, and natural zoning that ground-floor retail shops can never replicate. Together with our club director Ricardo Falcão—a Sport and Well-Being graduate from the Polytechnic Institute of Leiria who spent years managing and supervising major national low-cost chains like Viva Gym (formerly Fitness Hut) and Fitness UP—we stripped the industrial shell and re-engineered every square meter around member flow.

Instead of blinding fluorescent tubes and chaotic playlists, we installed warm architectural LED lines, living plants, and tactile lounge furniture. When we opened our doors on September 13, members didn’t just come in for a 45-minute lift and rush out to their cars; they stayed for two or three hours. That is why we built the upper mezzanine lounge with sofas, percussive massage guns, heated vibration belts, and a dedicated coworking zone. If you run a company or work remotely, you can finish a heavy strength session, take a contrast shower, open your laptop in a quiet lounge environment, and treat the club as your second home.

Why We Capped KVBE at 1,000 Members and Eliminated Mass Group Classes
If you talk to anyone in the gyms, personal trainers, and performance studio sector, they will tell you that the traditional gym business model relies on phantom members—selling 3,500 memberships hoping that 2,500 people stop showing up by March. David Gil, Ricardo Falcão, and I refused to build KVBE on that broken math.
We placed a hard cap of 1,000 members across 1,100 square meters. Why? Because density dictates service quality:
- Real Floor Supervision Included: Every member starts with a complimentary physical and postural assessment alongside a practical training demonstration. On our main floor—equipped with more than 50 state-of-the-art strength stations—our coaches actually know your name, your injury history, and your progression targets.
- No Mass Group Classes: Instead of packing 40 people into a sweaty room doing random choreography, we dedicated a 90 m² studio exclusively to Private, Duo, and Trio Pilates alongside individualized personal training. Every movement is corrected in real time.
- Full Wellness & Contrast-Therapy Spa Included in the Membership: In most cities, accessing a proper recovery circuit requires booking a separate spa or wellness retreat center. At KVBE, our locker rooms integrate a full Finnish sauna, jacuzzi, contrast shower, and ice bath right into the standard membership (~€64/month billed biweekly). After heavy mechanical tension on the strength floor, you walk straight into thermal contrast recovery.

Koolfitness vs. KVBE: Two Distinct Missions—And Why We Are Not Stopping Here
People often ask me how Koolfitness (Koolfitness Google Profile) and KVBE (KVBE on Instagram and KVBE on LinkedIn) coexist in my day-to-day life. The answer is simple: they are deliberately engineered for two different training contexts and audiences.

Koolfitness in Nazaré is my original proving ground—a vibrant, community-driven club where local athletes, families, and lifelong members train with infectious energy and camaraderie. It taught me everything I know about retention, team leadership, and what makes a local fitness community unbreakable.
KVBE in Leiria, co-founded with David Gil, is a different beast altogether. It is an executive-grade Suite Fitness Club built for people who want absolute discretion, architectural serenity, integrated thermal spa recovery, and a space where work, training, and decompression merge seamlessly.
Right now, we are also taking that same obsession with detail online. Our new digital flagship at kvbe.pt is being designed and engineered by Webxtek Studio, combining bespoke brand identity systems, frictionless UX/UI design, and high-performance web architecture so that the digital experience matches the exact standard of walking into our lounge in Leiria.
And if you think David Gil, our team, and I are stopping with Koolfitness and KVBE, don’t count on it. Transforming a 1,100 m² postal warehouse into Leiria’s benchmark luxury fitness club was step one of this new chapter. More surprises are already being prepared behind the scenes—and the next move will raise the bar all over again.

Frequently Asked Questions
What makes KVBE Suite Fitness Club in Leiria different from traditional gyms?
We built KVBE inside a 1,100m² former Correos Express postal warehouse in Santa Eufémia, Leiria, and capped membership at 1,000 members to guarantee zero overcrowding. We combine 50+ strength stations with a recovery and coworking lounge, a 90m² private Pilates studio, and an integrated wellness spa featuring a sauna, jacuzzi, contrast shower, and ice bath included in the membership.
How did the partnership with David Gil start?
I co-founded KVBE alongside David Gil—we are both originally from Nazaré and first met when David was training as a member at the club where I served as director. We realized we shared the exact same vision for high-touch member hospitality and teamed up with our club director Ricardo Falcão to bring the Suite Fitness Club concept to Leiria.
How does KVBE relate to Koolfitness in Nazaré?
Opening and scaling a fitness club is not new for me—I founded and lead Koolfitness in Nazaré. However, the two clubs have distinct operational missions: Koolfitness is our high-energy community performance hub in Nazaré, while KVBE introduces the 'Less Noise, More Focus' luxury Suite Fitness Club architecture in Leiria.
Who is building the new digital platform for kvbe.pt?
Our official digital ecosystem at kvbe.pt is being engineered by Webxtek Studio to reflect the same five-star architectural calm, speed, and precision that you experience when you walk into our physical club.
